Special Conditions
- An existing lease agreement over the land is available for inspection upon request.
- The tenant holds the first right of refusal in respect of any offer received for the purchase of the property.
- The solar installation situated on the property does not form part of the sale and shall be removed by the Seller prior to transfer.
- The grazing camps are not fenced in accordance with the title deed boundaries. It shall be the Purchaser's responsibility, at the Purchaser's own cost, to fence the property in accordance with the registered boundaries.
- Should any dispute arise regarding boundary lines or the position of corner beacons, the Purchaser shall appoint a registered land surveyor, at the Purchaser's own cost, to determine the correct boundaries.
- Notwithstanding the transfer of ownership, the Seller shall be entitled to remain in occupation of the dwelling situated on Portion 9 of the Farm Brakfontein for a period of six (6) months from the date of registration of transfer.

Notice:
The lease agreement maybe terminated with 3 months notice from any party. If the tenant has planted the fields, the landlord will allow the tenant to harvest the crop.
